The Royal Institute of British Architects (RIBA) have developed a Plan of Work as guidance for the preparation of architectural professional services. This guide organises the process of designing and delivering a building project into eight stages.
RIBA stage 0
Strategic
Definition
Gather information to establish the Client's Requirements. This will
inform the Project Brief.
Prepare a Passivhaus Plan.
RIBA stage 1
Preparation
and Briefing
Prepare and agree the Project Brief. Agree a Schedule of Services.
Carry out Feasibility Studies and gather Site Information.
Consider the feasibility of a Passivhaus design.
Agree a Procurement Strategy.
RIBA stage 2
Concept Design
Prepare the Architectural Concept for approval.
This includes the size, the form and the orientation of the proposal.
Obtain Planning Advice.
Review the Passivhaus design using the Passivhaus Planning Package (PHPP).
This includes looking at proposed construction materials.
RIBA stage 3
Spatial Co-ordination
Review cost information which will involve discussion with potential contractors and sub-contractors.
Review the design against the Building Regulations Requirements.
Prepare and submit the Planning Application.
Review the Passivhaus Certification process.
Appoint the Passivhaus Certifier to carry out a Passivhaus Certification Design Review.
RIBA stage 4
Technical Design
Consider the method of manufacture.
Develop the materials specification.
Develop the construction assembly details.
Submit the Building Regulations application.
Develop important Passivhaus details to minimise Thermal Bridging and ensure Airtightness.
Review any variations using the PHPP.
Carry out a further Passivhaus Certification Design Review.
RIBA stage 5
Manufacturing and Construction
Co-ordinate off-site manufacture.
Monitor construction quality on site.
Resolve site queries as required.
Comply with the Planning Conditions.
Monitor the construction on site to ensure Passivhaus details are achieved.
Witness the initial air test which will identify any airtightness issues.
Obtain and compile construction evidence, including photographs, certificates and commissioning results.
RIBA stage 6
Handover
Handover of the building and the Building Manual.
Commence the Rectification Period.
Review the Passivhaus Certification criteria.
Issue evidence to the Passivhaus Certifier.
RIBA stage 7
Use
Review the Building Performance in use.
Undertake Building Performance monitoring and evaluation.
